Performance Phases

Performance Phase 1 - Basic Determination

Clarification of the task of the technical equipment in consultation with the client and the object planner, in particular in technical and economic fundamental questions. Summarize the results.

Performance Phase 2 - Pre-Planning

Analysis of the basics, development of a planning concept with a rough design of the important systems and parts of the plant, including investigation of alternative possible solutions based on the same requirements with a sketch for integration into the object planning, including a preliminary assessment of profitability. Setting up a functional diagram or basic circuit diagram for each system. Clarifying and explaining the essential subject-specific relationships, processes and conditions. Participation in preliminary negotiations with authorities and other parties involved in the planning about the eligibility for approval. Participation in the cost estimate for systems in buildings, according to DIN 276. Compilation of the preliminary planning results.

Performance Phase 3 - Design-Planning

Working through the planning concept (gradual development of a graphic solution) taking into account all subject-specific requirements and taking into account the specialist planning integrated by the object planning up to the complete draft. Specification of all systems and plant parts. Calculation and dimensioning as well as graphic representation and system description. Information and coordination of the bushings and load information required for the structural design. Participation in negotiations with authorities and other parties involved in planning about the ability to be approved. Participation in cost calculation for systems in buildings, according to DIN 276. Participation in cost control by comparing the cost calculation with the cost estimate. Preparation of operating cost calculations.

Performance Phase 4 - Permission Planning

Preparation of the templates for the permits or approvals required under public law, including applications for exceptions and exemptions as well as necessary negotiations with authorities. Compilation of these documents, completion and adjustment of the planning documents, descriptions and calculations.

Performance Phase 5 - Executive Planning

Working through the results of service phases 3 and 4 (step-by-step development and presentation of the solution) taking into account all specialist requirements and taking into account the specialist services integrated through the object planning up to the solution ready for execution. Graphic representation of the systems with dimensions. Preparation of slot and breakthrough plans. Update of the implementation planning to the status of the tender results.

Performance Phase 6 - Preparation of the Award

Determining quantities as a basis for drawing up bills of quantities in coordination with the contributions of other people involved in the planning. Setting up service descriptions with service lists according to service areas.

Performance Phase 7 - Participate in the Award

Checking and evaluating the offers, including setting up a price list for partial services. Participation in negotiations with bidders and preparation of an award proposal. Participation in the cost estimate from unit or flat rate offers, for systems in buildings, according to DIN 276. Participation in cost control by comparing the cost estimate with the cost calculation. Participate in placing the order.

Performance Phase 8 - Object Supervision (Building Supervision)

Monitoring of the execution of the property for compliance with the building permit or approval, the implementation plans, the specifications or specifications as well as with the generally recognized rules of technology and the relevant regulations. Participate in setting up and monitoring a schedule (bar chart). Participation in keeping a construction diary. Participation in the measurement with the executing companies. Technical acceptance of the services and identification of defects. Checking the invoices. Participation in the determination of costs, for systems in buildings, according to DIN 276. Application for official acceptance and participation in it. Compilation and delivery of revision documents, operating instructions and test reports. Participation in listing the limitation periods for warranty claims. Monitoring the elimination of defects identified during acceptance of the service. Participation in cost control by checking the performance accounts of the construction companies in comparison to the contract prices and the cost estimate.

Performance Phase 9 - Property-Management and Documentation

Property inspection to determine defects before the expiry of the limitation periods for warranty claims against the executing company. Monitoring the elimination of defects that occur within the limitation period for warranty claims, but no longer than 5 years after acceptance of the services. Participation in the systematic compilation of the graphic representation and mathematical results of the object.
